JOB DESCRIPTION

Upside Development is a trendy boutique residential and commercial Design & Build development company based out of Toronto, Ontario seeking a highly reliable and experienced Architectural Designer/Estimator to join the team on a Full-Time permanent basis immediately.

  • The estimator will prepare bid estimates for projects, perform quantity takeoffs, pricing, contract analysis, site visits, and scheduling.
  • Perform a quantitative evaluation of materials and manpower required for the work and verify the quantities given by the estimators
  • The estimator will work with and support the designer, project manager and trades as required.
  • Evaluate quotes, bids, change orders and value engineering, for accuracy and completeness of stated costs.
  • Assist in reviewing drawings and specifications and provide feedback concerning costs and constructability.
  • Coordinate with Site Supervisor and Project Manager in the preparation of trade onboarding, contract management and change orders.
  • Meet with subcontractors and, when required, send them documents pertaining to the work involved; keep in touch with the subcontractors and suppliers
  • Search for project-specific prices—materials, subcontractors—following the analysis of bid documents; Plan, organize, direct, control and evaluate Request for Pricing from start to finish according to schedule, specifications and budget.
  • Send invitations to trades in a timely manner to allow sufficient time for quote submissions.
  • Identify and meet with potential suppliers, trades and subcontractors
  • Verify content of all amounts received from suppliers and subcontractors as well as their compliance with bid documents upon compilation and bid closings; review and qualify quotes submitted by sub-trades to ensure full coverage of divisional scopes.
  • Work with Project Manager and Site Supervisor during tender and upon award of contract for a smooth transition of projects from estimating to construction.
  • Other duties within the scope and purpose of the job, as requested and required.

The qualifications include:

  • Minimum 3 years’ experience as an estimator in a residential and/or commercial construction setting
  • Has knowledge of commonly used concepts, practices and procedures within the construction field.
  • Bachelor’s degree or diploma in related field.
  • Construction Estimator Certified Designation is an asset
  • Capable of reading and understanding construction drawings and specifications.
  • Effective interpersonal skills to coordinate with contractors and clients.
  • Knowledge of construction contract requirements, estimating and bid documents.
  • Working knowledge of building code and its application.
  • Highly organized with strong time management skills.
  • Outstanding multi-tasking abilities and excellent attention to detail.
  • Ability to work independently as well as part of a team; ability to work effectively with Team Members, Management and outside partners for the purpose of developing relationships, promoting services, building accounts, and growing this portion of the business.
  • Proficient in Microsoft Office and Excel, strong computer skills
  • Results oriented with proven ability to plan, organize and prioritize to meet deadlines.
  • High level of motivation, integrity and commitment.
